Thanks for choosing to stay with us. To keep things clear, safe and sparkly for everyone, here are the Terms that apply when you book at Froomies. By confirming your stay, you’re saying “yep, I’m cool with this”.


definitions

  • Balance Payment: The payment due 14 days before check-in to commence your booking.

  • Deposit: The initial payment required to reserve your room and confirm your booking. This is calculated at 14 nights stay in your chosen room.

  • Froomies App: The web app that contains essential information, activity details, who is staying and much more. Access is provided after your booking is confirmed.

  • Guide: A guide containing essential information about the Property, co-living, the local area & nearest amenities.

  • Host / Hosts: Yello Balolia or Zoë Nattress or some other person Froomies have communicated to you regarding your stay.

  • Monthly Instalments: Recurring payments for long-term stays, due before each upcoming month of your booking.

  • Property: The property provided for co-living purposes, details of which have been made available on the Website.

  • Terms & Conditions / Terms: The terms and conditions on which your booking is supplied to you, being this agreement and any other documentation referred to in it.

  • We / Our / Us / Froomies: Froomies Limited (UK Company Number 16801574) with registered address: 1 Formby Avenue, Fleetwood, England FY7 8HZ.

  • Website: froomies.org

  • You / Your: The individual who makes the booking and will attend and make use of the Property.


1 licence to occupy

By signing up to these Terms & Conditions, you agree that your booking is a licence to occupy, not a tenancy agreement. It does not constitute an Assured Shorthold Tenancy (AST).


2 how long you can stay

The minimum stay at Froomies is for 2 weeks (14 nights). You can stay for up to 3 months (90 days) maximum in one stint, per year (and book again the following year!).

Froomies is designed for short(ish)-stay co-living, so it mustn’t be your primary residence. Think of us as your Cornish creative getaway, and home-away-from-home.

You can receive ad-hoc post and deliveries, but you can not use the Froomies address as any of your official registrations (e.g. your bank account address, for bills, your business address etc).

The length of your stay will be pre-agreed with your hosts and be shown in your booking confirmation.

If you wish to stay for less than 2 weeks, feel free to book a holiday stay via our AirBnB listing (however you will not gain access to co-living facilities and experiences).


3 booking & payment

Bookings are paid in stages depending on the length of stay:

  • If you are staying for 14 nights: The Deposit is the full cost of the booking, paid at the time of booking. No further payments are required.

  • If you are staying 15 to 30 nights: The Deposit covers the first 14 nights, and the Balance Payment (for the remaining nights) is due 14 days before check-in.

  • If you are staying 31 nights or more: The Deposit covers the first 14 nights, and the Balance Payment (due 14 days before check-in) covers the next 16 nights. The rest of the stay is then paid in Monthly Instalments, due 7 days before each next block (of up to 30 nights) begins.

You will receive a payment schedule with amounts and dates due before you book, so you can see exactly when payments need to be made. Additionally, you can check the payment schedule in the Froomies App at any time before or during your stay.

Please note that your booking is not confirmed until the booking details have been submitted, the T&Cs have been agreed, and the deposit is paid.

What happens if payments are NOT paid?

  • If the Deposit payment is not paid, then your booking is not confirmed, your room is not reserved for your chosen dates, and the room could be booked by someone else.

  • If the Balance Payment is not made, then your booking cannot commence. We reserve the right to cancel your booking if the Balance Payment is not paid 14 days before check-in (and the Deposit in this case is non-refundable).

  • If the Monthly Instalments are not paid, then your booking cannot continue past the nights you have already paid for. We reserve the right to cancel the unpaid nights of your booking if the Monthly Instalments are not made, and make the room available for others to book.


4 cancellations & changes

We’ve shaped our cancellation policy to be fair for you, for us and for future froomies who may wish to stay. If life reshuffles your plans, give us a heads-up as soon as possible and we’ll try to accommodate as much as we can.

  • Deposits are non-refundable, however with at least 30 days notice, your deposit can be allocated towards a future stay (subject to availability).

  • Balance Payments and Monthly Instalments are non-refundable.

  • If you leave early or don’t show up, sadly no refunds.

  • Need to change dates? We’ll always do our best to help if there’s availability.

In the unlikely event that Froomies needs to cancel your stay, you will receive a 100% refund of all payments made, of course!


5 what’s included

Your booking includes:

  • A private room with bed, mattress, bed linen & pillows, desk & chair, chest of drawers and lamps.

  • If staying in a cottage, access to its shared kitchen, dining area and lounge (sharing with up to 2 other bedrooms).

You also receive access to shared facilities (which are subject to change depending on maintenance needs), but usually include:

  • Farmhouse kitchen & dining (with cooking equipment), co-working rooms, lounge & snug.

  • Yoga / gym barn and games barn.

  • Indoor swimming pool and outdoor hot tub (access is pre-bookable by the Froomies App, and therefore subject to availability).

  • Walking access on our 80 acres of land (including woodland).

  • Outdoor garden areas including garden furniture & BBQs.

  • Bike storage shed, log storage shed, waste & recycling area.

  • Access to washing machines for you to do your own laundry.

All bills are included (including water, electricity & wifi).

You will also receive access to the Froomies App that includes the co-created programme of activities!


6 cleaning

We arrange for cleaning of the shared areas to take place once per week. Optional cleaning of your bedroom every 2 weeks.

Hoovers and cleaning equipment are available for you to use when you wish, and we encourage everyone to contribute keeping all spaces clean and tidy… community style.


7 arriving 🥳 & leaving 🥹

Check-in: from 2pm until 10pm
Check-out: anytime on the day of departure!

Please let Zoë or Yello know when you’re arriving so we can be ready with smiles (and optional hugs 🤗).

Any keys or fobs given to you during your stay must be returned to your Host before check-out. A charge of £30 is payable if you lose either a key or fob that was issued to you.


8 community life

Co-living at Froomies is about wellbeing, creativity and connection. By staying here, you’re agreeing to:

  • Be kind and respectful - treat fellow froomies, visitors, staff and animals with care.

  • Keep co-working areas calm - 9am to 5pm is quiet focus time in co-working areas. Calls and chats belong in the private or social spaces.

  • Join in the community rhythm if you like (Sunday brunch is our weekly group meeting ✨).

  • Look after shared spaces with us - keep things clean and tidy, and do your bit with recycling and tidying.

  • Download and use the Froomies App during your stay and read the information contained within the Guide.

  • Follow the safety guidelines regarding the use of the pool and hot tub.

  • Quiet time from 10pm to 6am on Monday to Thursday & Sunday.


9 respect & conduct

We hope this goes without saying but…

  • You must not defame, abuse, harass or threaten others.

  • Hate speech, bigoted or discriminatory comments, and advocating or engaging in illegal activities are strictly prohibited.

  • Disrespect, harassment, discrimination or abusive behaviour of any kind is not acceptable at Froomies.

  • If behaviour is unsafe, discriminatory or repeatedly disregards our code of conduct, we may end your stay immediately. In such cases, no refunds will be given.

✨ In short: respect yourself, respect others, respect the space so Froomies can stay joyful!


10 pets

We love furry companions! 🐕🐾 But here’s the deal:

  • Pets are only allowed with prior written agreement with your Hosts.

  • Keep them away from farm animals and under control at all times.

  • Don’t let them chase or stress-out other animals or sneak into paddocks.

  • Give them regular breaks outside and dispose of their waste.

  • Doggie owners, please pay attention to where your pup poops and clear it up. 😉💩 

  • Read and agree to the Froomies Pet Policy within the Guide.

  • It’s the owner’s responsibility to have up-to-date pet liability insurance in place.

  • You are responsible for your pet at all times and any damage or injuries that result from your pet's actions.


11 farm animals

Please do not feed farm animals unless during an organised group feeding session with a Host, or with prior agreement with the Host.

  • Do not leave the hen houses open or Mr Fox will party with the hens. It will not end well for the hens.

  • Please do not let any of the animals out of their pens or paddocks without consulting a Host first.


12 enjoyment of the land

Feel free to enjoy and wander the 80 acres of land we own. Please view the map available in the Froomies App which shows the boundaries of the land. Be mindful of not entering any privately owned neighbouring land.


13 food

The site is predominantly veggie, with the farmhouse, communal and outdoor spaces all veggie areas. However, we do acknowledge that some people do require meat and fish in their diet, so we have allocated a few of the co-living cottages for those that wish to cook and eat meat and fish in your cottage.


14 alcohol, smoking & drugs

To support our health & wellness ethos, Froomies is an alcohol-free, smoke-free and drug-free space. To help us stick to this:

  • Please do not bring alcohol, cigarettes or drugs onto the Froomies premises.

We sometimes make exceptions regarding alcohol for very special celebrations, but we will always check with residents first.

Otherwise, local pubs are a short stroll away if you fancy a tipple! 🍺


15 facilities, safety & belongings

Pool & Hot Tub → Book via the Froomies App, always go with a buddy (never use alone), and follow the pool rules (no glass, no diving or jumping in, shower before swimming etc). Use at your own risk. Emergency alarm located within the pool room which connects you to your Hosts.

Yoga & Gym Barn → Open 24/7, please use sensibly and be responsible for your own safety.

Fire safety → Follow the evacuation plan (out onto the fields) and never tamper with alarms or extinguishers.

You are responsible for your own safety and belongings.

All activities at Froomies, on or off the Property, are completely optional and at your own risk. Froomies and its team aren’t responsible for any accidents, injuries, illnesses, allergies or other incidents that may occur during activities organised by us or other guests.

Froomies accepts no responsibility for any loss, theft or damage to persons or property during their stay. We strongly recommend travel insurance for health, accidents, cancellations or theft.

Any damages due to natural disasters is outside of Froomies’ control, and Froomies can not be held responsible. This includes damages on cars parked at the Property or damages of any personal belongings.


16 guests & visitors

Friends and family are welcome 💛 but must be booked and agreed at least 3 days in advance using this Visitors form. Costs are listed below and payable by you (rather than your visitor).

  • Stay in your room: first night free, then £25 per night.

  • Farmhouse or cottage guest room: £40 solo / £50 couple per night (subject to availability) + £15 cleaning fee per stay.

  • Whole cottage: bookable via AirBnB at the rates stated on the AirBnB website.

While they’re here, your visitors are your responsibility. Do show them around and make sure they are well looked after. We reserve the right to ask visitors to leave who do not register in advance, or whose behaviour does not align with the principles set out within these Terms.


17 damages & behaviour

Please treat the Property with love. Report any breakages to your Host straight away. If it’s as a result of an everyday accident, we understand these things happen and we will not charge.

Costs may be charged if damage occurs as a result of disruptive, irresponsible, aggressive or unsafe behaviour.

Disruptive, irresponsible, aggressive or unsafe behaviour may mean we ask you to leave immediately at our discretion, with no refund.


18 caring for the planet

Froomies is a long way from mains sewage, and therefore we are responsible for our own waste via a septic tank. However, septic tanks are sensitive and it’s important to be mindful of what goes down the drains:

  • Please use the eco cleaning products provided.

  • Only flush the 3 Ps down the loo (poop, pee & paper).

  • Use natural soap, shampoo & conditioner. We have spares in the Froomies farm shop.

Please follow recycling & composting guidelines, and respect the land, water and animals – they’re at the heart of Froomies.


19 travel documents

It is your responsibility to ensure you have the correct visas and other appropriate travel documents to be in the UK. All costs incurred in obtaining such documentation must be paid for by you.


20 ev charging

There is an electric vehicle charging point at the Property (located outside the workshop) to be used for charging electric vehicles only. You are not permitted to use a portable domestic charger (also known as a ‘granny charger’) to charge your vehicle from any other sockets at the Property. Use of the electric vehicle charging point is subject to additional charges - please ask your Hosts for the details and process. If you can, please use the EV charging points during the daytime, when the solar panels are soaking in rays.


21 children

Froomies is designed as an adult co-living space, so residents must be aged 21 or over.

Children are welcome to visit as visitors - just make sure to complete the guest registration form first. Child visitors can’t be in the co-working area and must be supervised at all times. Froomies and fellow co-livers can’t take responsibility for visiting children - their safety remains entirely with their parent or legal guardian.


22 our service to you

We genuinely want you to have a wonderful stay at Froomies, and we’ll always do our best to make that happen. If something isn’t right or you have any concerns during your stay, please let us know straight away so we can put things right as quickly as possible.

Please note that we can’t take responsibility for issues that weren’t brought to our attention while you were onsite. If, for any reason, an issue isn’t resolved during your stay, you’ll need to follow up with us in writing within 28 days of your departure.

We’re here to help, and we’ll always work with you to ensure you have the best experience we can provide.


23 filming & photography

Froomies is a creative community that loves to capture and share the magic of co-living life. From time to time, we may take photos or videos around the Property for use in promotional materials, social media or our website.

By staying at Froomies, you acknowledge and agree that you may appear (incidentally or recognisably) in images or footage taken on site, and that these may be used by Froomies for marketing and communication purposes, in print or digital form.

If you’d prefer not to appear in any photos or videos, please let us know before or during your stay - we’ll always respect your wishes and do our best to exclude you from any imagery.

You are also welcome to take your own photos and videos during your stay, provided these respect the privacy, comfort and consent of other co-livers.


24 aob

These Terms are governed by the laws of England & Wales.

We reserve the right to change these Terms at any time at our discretion.

It is your responsibility to ensure you have the correct visas and other appropriate travel documents to be in the UK. All costs incurred in obtaining such documentation must be paid for by you.


20 ev charging

There is an electric vehicle charging point at the Property (located outside the workshop) to be used for charging electric vehicles only. You are not permitted to use a portable domestic charger (also known as a ‘granny charger’) to charge your vehicle from any other sockets at the Property. Use of the electric vehicle charging point is subject to additional charges - please ask your Hosts for the details and process. If you can, please use the EV charging points during the daytime, when the solar panels are soaking in rays.


21 children

Froomies is designed as an adult co-living space, so residents must be aged 21 or over.

Children are welcome to visit as visitors - just make sure to complete the guest registration form first. Child visitors can’t be in the co-working area and must be supervised at all times. Froomies and fellow co-livers can’t take responsibility for visiting children - their safety remains entirely with their parent or legal guardian.

We genuinely want you to have a wonderful stay at Froomies, and we’ll always do our best to make that happen. If something isn’t right or you have any concerns during your stay, please let us know straight away so we can put things right as quickly as possible.

Please note that we can’t take responsibility for issues that weren’t brought to our attention while you were onsite. If, for any reason, an issue isn’t resolved during your stay, you’ll need to follow up with us in writing within 28 days of your departure.

We’re here to help, and we’ll always work with you to ensure you have the best experience we can provide.


23 filming & photography

Froomies is a creative community that loves to capture and share the magic of co-living life. From time to time, we may take photos or videos around the Property for use in promotional materials, social media or our website.

By staying at Froomies, you acknowledge and agree that you may appear (incidentally or recognisably) in images or footage taken on site, and that these may be used by Froomies for marketing and communication purposes, in print or digital form.

If you’d prefer not to appear in any photos or videos, please let us know before or during your stay - we’ll always respect your wishes and do our best to exclude you from any imagery.

You are also welcome to take your own photos and videos during your stay, provided these respect the privacy, comfort and consent of other co-livers.
