1 about the sauna
Froomies Limited (“Froomies”, “we”, “us” or “our”) provides access to a wood-fired sauna for the use of eligible colivers and holiday guests. We hold deep respect for the community and your well-being, therefore it’s important to us that you fully understand and agree to the inherent health and safety conditions that are associated with sauna use.
Sauna use involves exposure to high temperatures, hot surfaces and an outdoor field environment. Before using the sauna, each co-liver must read and comply with these conditions, the sauna safety guidelines, displayed notices and any instructions given by Froomies staff.
2 health and suitability
By choosing to use the sauna, you confirm that:
to the best of your knowledge, you are medically fit to use a sauna;
you are not currently unwell, feverish, dehydrated or suffering from a contagious illness;
you are not under the influence of alcohol or recreational drugs;
you are not affected by medication or any other substance that makes you drowsy, dizzy, impaired or less able to respond safely to heat; and
you will leave the sauna immediately and tell another coliver or your host if you feel unwell.
You should seek advice from an appropriate healthcare professional before using the sauna if you are pregnant, have heat intolerance, take medication that may affect your response to heat or dehydration, or have any relevant health condition. This includes, without limitation:
a heart, blood-pressure, circulatory or respiratory condition;
kidney disease or diabetes;
a neurological condition or history of fainting or seizures;
a skin condition that may be aggravated by heat;
a pacemaker or other implanted medical device; or
any other condition that could be affected by heat, steam or dehydration.
Froomies staff cannot provide medical advice or determine whether sauna use is medically suitable for you. If you are uncertain, do not use the sauna until you have obtained appropriate medical advice.
3 risks associated with sauna use
You understand that the ordinary and inherent risks associated with sauna use may include:
heat stress, overheating and dehydration;
dizziness, nausea, fainting or loss of balance;
burns or scalds from the stove, stones, steam, flue or other hot surfaces;
slips, trips and falls, particularly on wet steps, floors, changing areas or uneven outdoor ground;
aggravation of an existing or previously unidentified medical condition; and
injury caused by failing to follow safety instructions
You voluntarily choose to use the sauna with an understanding of these ordinary and inherent risks.
4 safety rules and co-liver conduct
When using the sauna, all users agree to:
use it only during an authorised or booked session (via the app);
never use the sauna alone;
not take any pets into the sauna;
comply with the displayed maximum occupancy, temperature and session-time limits;
follow all safety instructions from Froomies;
drink sufficient water and take cooling breaks;
keep the doorway, floor and escape route clear;
leave immediately if they feel unwell; and
promptly report hazards, defects, accidents and near misses.
Unless separately authorised by Froomies as an Authorised Sauna Operator, users must not:
light, refuel, adjust or extinguish the stove;
open or interfere with the stove, fire, air controls, flue or ventilation;
handle or dispose of fuel, embers or ash;
touch the stove, stones, guard, flue or other hot surfaces;
place towels, clothing or belongings on or near the stove; or
interfere with the carbon-monoxide alarm, thermometer or other safety equipment.
Holiday guests and other visitors must not operate or refuel the stove.
5 authorised stove operation
Froomies may permit selected co-livers to light and maintain the sauna stove as “Authorised Sauna Operators”.
A co-liver may operate the stove only after:
receiving appropriate instruction or training from Froomies;
being shown the permitted fuel, safe log size and maximum fuel load;
being instructed in stove clearances, ventilation, temperature limits, carbon-monoxide and fire-alarm procedures;
being shown the location and correct use of the agreed firefighting equipment;
being instructed in the emergency shutdown, evacuation and reporting procedures; and
being formally authorised by Froomies.
Authorisation is personal and must not be transferred to another co-liver or guest. Froomies may suspend or withdraw it at any time for safety or operational reasons.
6 duties of authorised sauna operators
An Authorised Sauna Operator agrees to:
complete the required pre-use checks before lighting the stove;
check that the trailer is stable and that the access route, steps, exit, stove guard, ventilation, thermometer and carbon-monoxide alarm appear safe and operational;
use only the type, size and quantity of dry firewood approved by Froomies and the stove manufacturer;
use only the approved fire-lighting method (natural fire lighters, kindling and wood from the log shed) and never use petrol, spirits, aerosols or other accelerants;
maintain all required distances between the stove, flue, firewood, towels and other combustible materials;
add logs carefully and avoid overfiring the stove;
keep the stove door closed except when lighting or refuelling;
use suitable stove tools and any protective equipment provided;
monitor the fire, sauna temperature and general condition of the sauna;
ensure that permanent ventilation openings remain unobstructed;
prevent guests from operating or interfering with the stove;
follow the sauna shutdown and cooling procedure;
treat the stove, flue, embers and ash as hot until confirmed otherwise;
remove and store ash only in accordance with Froomies’ written ash procedure, using the designated non-combustible container;
record and report any defect, alarm, smoke leakage, chimney problem, overheating, unusual smell, incident or near miss; and
control the temperature of the sauna.
The sauna should normally operate between 80°C and 100°C. Authorised operators must stop adding fuel at 90°C and monitor the temperature closely. The sauna must be evacuated and cooled if the temperature reaches over 100°C. Do not attempt rapid cooling by pouring water on the stove.
7 when the stove must not be lit or refuelled
An Authorised Sauna Operator must not light or continue operating the stove where:
the carbon-monoxide alarm, thermometer or other safety equipment is missing, damaged or not working;
ventilation is obstructed;
the stove, door seal, guard, hearth, flue or chimney appears damaged;
smoke is escaping into the sauna;
the trailer is unstable or the access or exit route is unsafe;
weather conditions exceed the limits set by Froomies or the sauna builder;
there is an elevated field or wildfire risk;
firefighting equipment or a reliable means of contacting assistance is unavailable;
the operator is affected by alcohol, drugs, illness, fatigue or impairing medication; or
any other condition makes operation unsafe.
If any of these circumstances develops after the stove has been lit, the operator must stop admitting users, evacuate the sauna where necessary, follow the approved shutdown or emergency procedure and alert Froomies immediately.
8 shared care of the sauna
Authorised co-livers may assist Froomies with routine stove operation and agreed checks as part of the shared care of the co-living facilities.
This practical sharing of tasks does not transfer Froomies Limited’s legal duties as the sauna operator or occupier. Froomies remains responsible for establishing the operating procedures, selecting and training authorised operators, maintaining the sauna and safety equipment, arranging competent inspections and servicing, and monitoring whether the agreed controls are followed.
An Authorised Sauna Operator remains responsible for following their training, taking reasonable care of themselves and others, and reporting any problem promptly.
Where I have been separately authorised to operate the sauna stove, I also confirm that:
I have received and understood the required instruction;
I will follow the manufacturer’s instructions and Froomies’ operating procedure;
I will use only approved fuel and equipment;
I will not permit an unauthorised person to operate or refuel the stove;
I will not operate the stove while impaired, unwell or unable to do so safely; and
I will stop operation and notify Froomies if an alarm, defect or unsafe condition arises.
sauna ash procedure
Only an Authorised Sauna Operator may remove or dispose of ash.
1. Let the fire burn out and allow the stove and ash to cool.
2. Wear heat-resistant gloves and use the metal shovel provided. Never use a domestic vacuum cleaner.
3. Place ash in the designated metal container with a close-fitting metal lid. Do not use plastic, paper, cardboard or a wheelie bin.
4. Store the closed container:
outside on concrete, paving or another non-combustible surface;
away from the sauna, buildings, logs, bins, fences and vegetation; and
out of reach of guests and children.
5. Never store it inside the sauna, under the trailer, or in a house, shed or garage.
6. Treat all ash as hot. Leave it in the metal container for at least 48 hours and longer if there is any warmth, smoke or doubt.
7. Before disposal, carefully check and stir the ash with the metal shovel. Do not use your hands. Dispose of it only when completely cold and in accordance with local waste instructions.
8. Report any hot embers, smoke, damaged equipment, spill, fire or near miss to Froomies immediately. Call 999 if there is a fire (outside of the sauna stove) or risk of it spreading.
stove shutdown & cooling procedure
1. Stop adding logs before the end of the final session, allowing the remaining fuel to burn down naturally.
2. Keep the stove door closed. Never use water to extinguish the fire.
3. After the final users leave:
check that nobody remains inside;
remove towels and other combustible items; and
keep permanent ventilation openings clear;
4. The operator must monitor the stove until there are no flames and the remaining embers are safely contained.
5. Treat the stove, stones, flue, guard and ash as hot until completely cooled. Do not touch, clean or remove ash during this period.
6. Before leaving the sauna check for:
smoke escaping into the sauna;
unusual smells or excessive heat;
damage to the stove, flue or guard;
combustible materials near hot surfaces; and
any carbon-monoxide or fire alarm activation.
7. Report and defect or incident to a Froomies host. Follow the separate ash procedure once the stove and ash have cooled, usually the next day.
manufacturer’s operation guidelines
Heating the sauna
The sauna stove can only be heated with wood logs. Logs with a length of 30 cm are the best.
It is recommended each time you heat the sauna stove that some quantity of the fuel consists of small and easily flammable pieces of material which are more porous and lighter compared to the rest of the fuel quantity.
The amount of air combustion is adjusted by changing the position of the ash tray drawer. During ignition, it is advisable to keep the ash tray open by up to 10mm. As the material ignites, close the ash tray to the point where the distance between the front of the tray and the wall is 2-3 mm, depending on the draught.
Keep the furnace door closed during heating. Open the door only to add firewood.
Avoid overheating the sauna stove. Overheating is indicated when the furnace case glows red. In the case of overheating, the ash tray must be completely closed to stop the furnace combustion process. Keep the furnace door closed. If possible, cut off air flow to the room.
Avoid splashing water onto the hot glass of sauna stoves with a glass door.
The outer surfaces of the sauna stove are hot during heating. Contact with exposed body parts can cause burns.
Do not splash salt water onto the sauna stove.
It is not advisable to throw hard water or water with a high iron content onto the sauna stove.
Maintenance
For safe operation of the furnace, it is advisable to keep cleaning accessories (shovel, broom, rake) in the lower temperature (below 40°C) part of the steam room.
Empty the sauna stove’s ash tray before each heating since this is used to adjust the draught.
Clean the heating surfaces of the sauna stove regularly, at least once every 20 uses.
